JAMS signs lease for two floors in 3 Times Square, boosting tower occupancy

Alternative dispute-resolution firm JAMS will relocate to two full floors at 3 Times Square, adding about 55,000 sq ft and bringing the building to roughly 75% occupancy.

JAMS, a major provider of arbitration and mediation services, has secured a lease for over 55,000 square feet that will occupy two complete floors in the 3 Times Square office tower. The company intends to move from its present location at 620 Eighth Avenue in the fourth quarter of 2027, a shift that will raise the building’s occupancy to roughly 75 percent. The tower, owned by Rudin and recently upgraded in partnership with Thomson one outlet, now boasts a gallery-style lobby showcasing an original Hans Hofmann mosaic mural designed by William Lescaze & Associates.

In parallel, SL Green reported two new leasing agreements at its 711 Third Avenue property between East 44th and 45th streets, with Fidelity National Title Insurance Company taking just under 20,000 square feet and Ackman Ziff Real Estate Group renewing about 14,600 square feet. CBRE’s Joseph Fabrizi represented Fidelity National, while Ackman Ziff was handled by the in-house team.
