Maharashtra RERA grants four-month deadline extensions for projects hit by Middle East war

MahaRERA has automatically added four months to the completion dates of eligible housing projects whose timelines fall on or after February 28, 2026, to offset delays caused by the Middle East conflict.

Maharashtra's real-estate regulator, MahaRERA, announced a four-month automatic extension for the completion dates of eligible projects, aiming to mitigate delays linked to the Middle East war. The extension covers projects whose original, revised or previously extended deadlines fall on or after February 28, 2026, while projects registered after August 1, 2026 are excluded. The order implements a Union ministry advisory that treats disruptions to construction material supplies and logistics as force-majeure, allowing developers to avoid penalty for missed deadlines.

The change follows similar pleas from industry groups in Gujarat, Karnataka and other states for a uniform relief period. Homebuyers of affected projects should expect possession dates to be pushed back by up to four months, though the measure does not apply to delays caused by financial or execution issues. Representatives of NAREDCO Maharashtra and The Guardians Real Estate Advisory welcomed the decision for providing certainty and transparency. The extension arrives as the sector grapples with higher input costs and ongoing supply-chain challenges stemming from the conflict.
