Meta's pending AI data-center leases top $279 billion through 2036

Meta disclosed future operating and finance leases worth about $279 billion, mainly for AI data centers, in a recent securities filing.

Meta’s latest quarterly securities filing reveals operating and finance lease obligations of approximately $278.99 billion that have not yet been recorded on its balance sheet. These future leases, which span from the remainder of this year through 2036, are primarily tied to data centers, colocation facilities and network infrastructure supporting the company’s AI ambitions. The total reflects a 53% increase from the $182.88 billion reported three months earlier, driven in part by $68 billion of new leases signed after the quarter ended for sites beginning operation in 2027 and 2028.

Lease terms range from just over one year up to 30 years. The disclosures accompany Meta’s plan to expand its Hyperion data center in Louisiana to 5 GW of compute power at a cost exceeding $50 billion, underscoring the scale of its AI infrastructure push. Separate from these leases, Meta also reported $349.31 billion in non-cancelable contractual commitments and contingent cloud-capacity purchases up to $14.72 billion.
