Mumbai luxury housing sales hit record Rs 18,512 crore in first half of 2026

In the first six months of 2026, Mumbai’s high-end property market recorded transactions worth Rs 18,512 crore, the highest half-year total ever.

A new report shows that Mumbai’s luxury residential market, covering properties above Rs 10 crore, achieved a record Rs 18,512 crore in transaction value during January-June 2026, a 12% rise over the previous year. Sales volume rose to 957 homes, compared with 761 in the same period of 2025, indicating stronger buyer activity. The top ten localities contributed almost 80% of the total value, with Worli alone accounting for Rs 4,493 crore and increasing its sales from 35 to 159 units.

Sudershan Sharma of India Sotheby's International Realty noted that established areas such as Worli, Tardeo, Lower Parel and Bandra West continue to lead, supported by better infrastructure and prudent pricing. Abhishek Kiran Gupta of CRE Matrix highlighted sustained demand, especially in the Rs 20-40 crore price band, suggesting the market is poised for cautious, end-user-driven growth.
