OceanSound enlarges NYC office footprint as Westville opens new Third Avenue eatery

OceanSound has increased its leased space at SL Green’s 450 Park Ave. to over 32,000 sq ft, while Westville secured a 4,148-sq-ft spot in a new luxury rental tower on Third Avenue.

OceanSound, a subtenant in SL Green’s 450 Park Ave., has expanded its footprint from less than 22,000 sq ft to over 32,000 sq ft under a new direct lease, reflecting the heightened demand in the upgraded 33-story tower, said leasing director Steven Durels. The building’s tenant roster now includes Banco Bradesco, Blue Crest Capital Management, Steadfast Financial and an Aston Martin showroom, with asking rents cited at $170 per square foot.

In a separate deal, Westville, the growing casual-dining chain, signed a 4,148-sq-ft lease for its 12th city location at 540 Third Ave. near East 36th St., a space within The Dian, a 22-story luxury rental designed by Ismael Leyva Architects. The lease was brokered for the joint-venture landlord of Gilar Realty and Ranco Capital by Meridian Capital Group’s James Famularo and Jordan Langer, with tenant representation from CBRE’s Robert Bonicoro and Betsy Da Silva. Both transactions illustrate the resurgence of office and retail leasing activity in Manhattan’s Midtown and Third Avenue corridors.
