Spain’s hidden luxury property market thrives on private, high-price deals

Off-market transactions are becoming a major channel for Spain’s high-end homes, with buyers and sellers valuing privacy over public exposure.

A recent confidential transaction in the Almagro area of Chamberí, Madrid, where a 5,400-square-foot residence changed hands for $4.6 million, highlights a rising trend in Spain’s luxury real-estate market. Industry leaders from Gilmar, Spain Sotheby’s International Realty, Dils Lucas Fox and The Avenue Select Real Estate note that a growing share of premium sales—estimated between 20% and 30% for 2025—are conducted off-market to protect the anonymity of high-net-worth sellers and buyers.

The clientele consists of international cultural figures, corporate leaders, professional athletes and other ultra-wealthy persons who seek minimal public exposure and controlled viewings. Typical listings begin at $1.75 million, with some transactions reaching beyond $14 million, particularly for distinctive assets such as seaside villas, historic estates and branded-residence apartments in coveted zones like Salamanca, Marbella, Costa del Sol, Milla de Oro and Sierra Blanca.

Agencies employ vetted buyer lists, financial capacity checks and staged information releases, often limiting photography and phone use during viewings. While this approach reduces market competition, participants value the peace of mind and discretion it provides.
