Why America’s priciest ZIP codes inflate home values far beyond everyday costs

A study of the nation’s most expensive ZIP codes shows that while basic living expenses remain modest, mortgage payments for median homes can exceed $500,000 annually.

County-level estimates from United for ALICE place the annual cost of basic needs for a four-person household at about $66,000 in Miami-Dade County and $76,000 in Suffolk County, home to Water Mill and Bridgehampton. In contrast, the mortgage on a median-priced home on Fisher Island, with a 20% down payment and a 30-year loan at roughly 6%, would demand nearly $688,000 each year, before taxes and upkeep. Comparable annual housing costs in Bridgehampton and Water Mill run about $582,000 and $531,000.

Analysts say that at the top of the market, price is dictated by land scarcity, size, and exclusivity, not by local income levels, because buyers often come from elsewhere and are not constrained by regional wages. Fisher Island’s limited land and the Hamptons’ expansive homes illustrate different scarcity premiums that push prices skyward. While owners still face routine maintenance expenses, these are minor compared with the overall price tag. The findings suggest that extreme wealth inflates housing values independently of the cost of everyday life.
