TurboHome, an AI-enabled real-estate brokerage founded by Ben Bear, combines a conversational dashboard with licensed agents to let buyers conduct most of the search and paperwork themselves. The company charges a $12,000 flat fee at closing and refunds any surplus of the seller-paid commission, offering rebates such as $33,750-$12,000=$21,750 on a $1.125 million Texas home. Since its debut, TurboHome has completed 388 deals worth $440 million across 76 cities, with buyers winning 49% of offers in Q2 2026.
Agents at the firm handle 30-50 transactions per year, while most traditional brokers sell five or fewer homes annually, according to a Consumer Federation of America study. Critics note privacy concerns over the handling of sensitive buyer data, but the company says it does not feed personal identifiers to third-party AI models. Real-estate professionals like Bob Miller acknowledge that AI may reshape commission structures but doubt it will replace the human element in high-value or complicated sales.
