Anwar Ibrahim unveils RM1 billion housing boost and stamp duty relief in 2027 budget

Prime Minister Anwar Ibrahim announced nearly RM1 billion for affordable housing and stamp-duty exemptions for first-time buyers in the 2027 budget.

Prime Minister Datuk Seri Anwar Ibrahim disclosed that the 2027 Budget will allocate almost RM1 billion to affordable-housing programmes, notably the Rumah Mesra Rakyat and Program Residensi Rakyat schemes. Four new residential sites are planned in Kulai (Johor), Nilai (Negeri Sembilan), Paya Rumput (Melaka) and Lembah Pertang (Terengganu), with registration for the first phase of Bandar Madani Bukit Jalil opening on Monday.

The government will extend housing-loan guarantees of up to RM20 billion via Syarikat Jaminan Kredit Perumahan (SJKP). First-time buyers of properties priced at RM500,000 or less will receive a full stamp-duty exemption on loan and transfer documents, while purchases up to RM750,000 will get full relief on the first RM500,000 and a 50 % waiver on the balance. These tax breaks apply to transactions completed between 1 January 2027 and 31 December 2030, and a similar waiver will support rescue contractors and original buyers of abandoned projects to meet the 2030 zero-abandonment goal.

Why it matters

The package targets 80,000 new homeowners and seeks to stop abandoned housing projects.
