Barings to Acquire Ireland’s Largest Landlord Ires REIT, Raising Rent Outlook

US investor Barings is set to buy Ires REIT for €726 million, a move likely to trigger rent hikes for many Dublin renters.

Barings, a US investment firm, will purchase Ireland’s biggest private landlord, Ires REIT, for €726 million, taking control of roughly 3,600 apartments, most of them in Dublin. The acquisition comes as Ireland’s new rent-reset legislation allows landlords to lift rents to market levels when tenants leave or after a six-year cycle, bypassing the previous 2% cap. Ires currently rents units at about €1,850 per month, well below the estimated market range of €2,200-€2,300, and enjoys a 99.5% occupancy rate, giving ample room for increases.

Barings is expected to implement rent hikes as tenants turnover, potentially adding around €2 million annually to earnings. While the government hopes the rule will spur new rental construction, critics question whether the extra cash will be reinvested in fresh apartments or simply flow to Barings’ shareholders. The transaction will serve as a high-profile test of the new policy’s impact on Ireland’s rental market.

Why it matters

The sale could lift rents for thousands of Dublin tenants and shape how Ireland’s new rent-reset rules affect housing affordability.
