Barratt Redrow trims land purchases and lowers 2027 home-sale forecast

Britain’s largest housebuilder, Barratt Redrow, has reduced its land-acquisition pace and cut its projected home completions for the 2027 financial year, citing higher building costs and uncertainty from the Iran conflict.

Barratt Redrow, the UK’s biggest homebuilder, said its pre-tax profit surged 48% to £363.5 million, helped by robust sales and tighter cost control. The company markedly slowed land buying, approving just 3,029 plots across 27 sites, a sharp cut from the 10,000-12,000 plots it had expected before the Iran war escalated. The conflict, together with rising construction costs, has weakened buyer confidence and lifted mortgage rates, prompting the firm to revise its 2027 home-completion outlook to 17,500-17,900 units, below the earlier 17,700-18,200 guidance.

Barratt Redrow highlighted ongoing planning delays and affordability pressures, urging the Government to reduce regulatory and tax obstacles to boost housing delivery. Chairwoman Caroline Silver stressed that recent planning reforms alone will not solve the housing crisis. Despite the cautious outlook, the company’s shares rose over 9% after announcing a £400 million shareholder return for the 2027 year.
