Bathla Group placed into administration as financial strain deepens
Sydney-based Bathla Group entered administration after mounting debt and rising construction costs, with Teneo appointed to oversee its main entities.
The Bathla Group, a prominent residential builder in Sydney, has been placed into administration after years of financial pressure. Teneo was appointed as administrator for the group's flagship company, Universal Property Group, and for Raj & Jai Construction, a related firm, as documented in recent ASIC submissions. Managing director Bhart Bhushan posted on Instagram that the company faced a "perfect storm" of declining sales, recent tax reforms, and escalating construction costs.
The developer, which focuses on lower-cost homes, townhouses and apartments across Western Sydney suburbs like Schofields, Marsden Park and Tallawong, carried $3.2 billion in liabilities at the end of June last year, largely to private credit funds. The collapse is likely to trigger closer examination of Bathla's extensive use of private credit to fund its projects. Administrators will now assess the financial health of the affected entities and determine the next steps for creditors and ongoing developments.
Why it matters
The collapse highlights risks of heavy reliance on private credit in Australia's housing market.
