Bengaluru Leads ₹2-5 crore Home Sales, Followed by NCR and Mumbai

Bengaluru topped the ₹2-5 crore residential sales value in H1 2026, with the NCR and Mumbai Metropolitan Region in second and third place.

Real-estate analytics firm CRE Matrix reported that the ₹2-5 crore housing segment generated roughly ₹1.15 lakh crore in sales across major Indian markets in the first half of 2026. Bengaluru led with ₹31,216 crore from 11,556 units, giving an average price of about ₹2.70 crore. The National Capital Region followed with ₹27,125 crore across 8,778 homes, averaging ₹3.09 crore, and the Mumbai Metropolitan Region ranked third with ₹21,952 crore from 7,480 units.

Knight Frank and JLL data confirm rapid premiumisation, citing double-digit growth in homes above ₹1 crore and a shift toward larger, prime-location properties. Hyderabad, Ahmedabad, Pune, Chennai and Kolkata also recorded activity, though at lower values. Overall, the trend indicates Indian buyers are moving up the price ladder, making the ₹2-5 crore segment a significant share of residential sales.
