Brookvale set for massive housing boom with towers up to 25-30 storeys

Northern Beaches Council has submitted a draft precinct plan that would raise Brookvale’s housing quota from its earlier target to almost 3,000 homes, many in towers up to 25 storeys. The scheme envisions a new town centre, jobs space, public parks and community facilities, with about five to ten percent earmarked as affordable housing. Scentre Group, the owner of Westfield, is working on a separate redevelopment of the Warringah Mall site that could deliver 1,500 units in buildings as tall as 39 storeys, though the council suggests limiting the mall’s immediate surroundings to 850 homes in towers no higher than 25 storeys.

The council argues the plan builds on Brookvale’s role as the northern beaches’ employment hub and will preserve the area’s creative and industrial character. A contributions levy would finance required infrastructure upgrades, and the draft has been sent to the NSW Department of Planning, Housing and Infrastructure for gateway approval, after which it will enter public exhibition.
