Canadian home sales dip 5.3% YoY in July as market steadies
July home sales in Canada fell 5.3% compared with a year earlier, while month-over-month activity edged up slightly, according to the Canadian Real Estate Association.
The Canadian Real Estate Association reported 43,578 home sales in July, marking a 5.3% decline from the same month last year. Seasonally adjusted figures show a modest 0.5% rise from June 2026. Senior economist Shaun Cathcart said the data suggest a move toward a more balanced market across the country. The average sale price in July was $674,819, up 0.2% year over year, and new listings slipped 1.6% from the previous month.
Why it matters
The shift signals a cooling housing market, affecting buyers, sellers and the broader Canadian economy.
