Corner Table Restaurants to Open The Smith and Parla in former Red Lobster space

Corner Table Restaurants has secured a 17,000-square-foot lease at 582 Seventh Avenue, the site previously occupied by Red Lobster. The agreement will bring a new branch of the American brasserie The Smith and a slice-shop version of Corner Table’s Upper West Side pizza brand Parla to the same two-level space, creating a combined seating capacity of roughly 300. The venues are expected to open in early 2028 within the building formerly called 5 Times Square, which developer RXR is converting into up to 1,250 rental apartments.

This development highlights the surge of food-and-beverage concepts in the 42BELOW area bounded by West 30th to West 42nd Streets and Sixth to Eighth Avenues. JLL vice-chairman Patrick A. Smith, whose firm represented RXR, described the signings as the culmination of an ongoing shift toward innovative dining in the neighborhood.
