Delhi's Draft 2047 Master Plan Sets High-Density Corridor Along UER-II
The draft Master Plan of Delhi 2047 proposes a high-density residential and mixed-use corridor flanking the 75-km Urban Extension Road-II, aiming to boost housing and commercial space near the ring road.
Delhi’s draft Master Plan 2047 outlines a high-density development corridor alongside the Urban Extension Road-II, a 75-kilometre ring that links key outer-city districts. The corridor will extend 250 metres on either side of the road where a secondary service lane exists, targeting Planning Zones K-I, L, N, P-I and P-II. Developers may build up to a floor-area ratio of 400 with ground coverage limited to 40%, and must allocate 20% of that floor area to affordable housing units under 60 square metres.
Only plots of at least 4,000 square metres after halving an original 8,000-square-metre lot, situated within the designated zone and accessible via an 18-metre right-of-way, will qualify. The Delhi Development Authority will prepare a Road Network Plan to add new roads, widen existing ones, and improve pedestrian and non-motorised transport facilities, while also requiring EV charging and loading amenities. Areas of environmental, heritage or defence significance are excluded from the policy.
