Embassy REIT secures ₹1,000 crore via European bank NCDs to refinance debt

Embassy Office Parks REIT issued three-year floating-rate non-convertible debentures, raising ₹1,000 crore from a leading European multinational bank that fully subscribed the issue. The debentures carry an initial coupon rate of 6.97 % and are intended to refinance the REIT's existing debt. This transaction is the first trust-level financing by a scheduled commercial bank to an Indian REIT, made possible by the RBI's new framework announced in June 2026.
CEO Amit Shetty described the fundraising as a significant step for both the company and the broader Indian REIT market, highlighting the role of ongoing regulatory backing from SEBI and the RBI. Embassy REIT manages more than 52 million square feet of office space in Bengaluru, Mumbai, Pune, the National Capital Region and Chennai. The proceeds will be deployed to replace current borrowings, strengthening the fund's balance sheet.
