Enforcement Directorate urges buyers to flag builders who hide RERA details

The Enforcement Directorate issued an advisory asking homebuyers to alert officials if a developer refuses to provide RERA registration information, insists on cash transactions, postpones filing of documents, or fails to return money. This warning came after the agency provisionally seized assets valued at Rs 129.80 crore from an Ahmedabad-based real-estate company and its promoters in an alleged fraud investigation. RERA, the Real Estate (Regulation and Development) Act of 2016, requires most projects to be registered unless they meet specific size exemptions.
Buyers should check the registration status, statutory approvals, title deeds and encumbrance records on the relevant state RERA website before making payments, and avoid relying solely on verbal assurances or broker statements. If a builder declines to share registration details, it may signal a red flag, prompting purchasers to stop further payments, verify all documents, and keep evidence for filing complaints with the state RERA authority or other regulators.
