Fitzrovia launches Marlow rental towers with heritage school and family-focused amenities at Bloor-Dufferin

Fitzrovia’s Marlow development, situated at the high-visibility Bloor and Dufferin intersection, replaces former Toronto District School Board land with three towers rising 19, 22 and 32 storeys and delivering 898 purpose-built rental units, nearly 60 % of which are two- or three-bedroom layouts aimed at families and downsizers. The project conserves the 1908 Beaux-Arts Kent Public School, converting it into a community hub and child-care centre that will serve residents alongside an in-house Bloomsbury Academy daycare offering Montessori-style programs for children 18 months to six years.

The broader Bloor Crossing master plan also incorporates an eight-storey affordable-housing building slated for city ownership, a municipal community hub, a new bus-accessible road, and a soccer-field-size park on Croatia Street. Adrian Rocca, founder and CEO of Fitzrovia, emphasizes that the extensive amenity package—including a commercial gym, indoor basketball court, pools, pet spa, and virtual health access via Cleveland Clinic Canada—reflects a long-term, 30-year rental strategy.

Leasing starts this summer at $2,600 a month, with additional perks such as in-suite Rogers Wi-Fi. The development is positioned as “real city-building,” blending heritage preservation with modern, family-friendly rental housing.
