Porterville tops the list with homes averaging $325,000 and a rent of $1,358, benefiting from an economy centered on agriculture, healthcare and education. Fresno follows at $388,567 median price, supported by tech firms, Apple, Kaiser Permanente and the University of California system.
Bakersfield’s average home cost is $441,009, with major employers including Chevron and Grimmway Farms. Tulare, priced at $458,693, hosts the annual World Ag Expo, while Eureka offers homes at $418,081 and relies on St. Joseph Hospital and Humboldt County as key job sources. All five cities are notably cheaper than the state average across the six spending categories examined.
