German mortgage rates hit highest level since 2009 amid geopolitical tensions

Mortgage rates for ten-year fixed loans in Germany have risen to their strongest level since the 2009 financial crisis, according to Interhyp.

Interhyp reports that German mortgage rates for loans with a ten-year fixed term have climbed to levels not seen since the 2009 financial crisis. Ingo Foitzik, head of sales at Interhyp, said the lack of a calming effect in the Iran situation and broader Middle-East unrest makes a substantial drop in building loan rates unlikely. The monthly banking panel conducted by Interhyp indicates that most banks anticipate rates will hold steady over the next few weeks, while a minority foresee a modest decline.

Over a longer horizon, opinions are divided: some expect rates to fall, others predict they will rise further. Panel participants point to the Iran conflict, large fiscal deficits in several euro-area countries, and the resulting upward pressure on bond yields as key stressors. The Bundesbank’s outlook of persistent inflation through 2027 adds to expectations that central-bank policy rates and long-term bond yields will stay high, which in turn sustains elevated mortgage rates.

Why it matters

Rising mortgage costs strain homebuyers and could slow Germany's housing market and economy.
