Hamburg leads surge in rental prices as German cities see faster growth

Rental offers in Hamburg rose sharply in the third quarter, outpacing other major German cities according to the Greix rent index.

Data from the Greix Mietpreisindex show that Hamburg's advertised rental prices jumped significantly in the third quarter, representing the steepest quarterly rise recorded since the start of 2025. Compared with the previous quarter, Berlin and Düsseldorf experienced the highest percentage increases among Germany's eight biggest cities. Over the year, Hamburg's rents grew the most relative to the same period last year, while cities such as Bochum, Augsburg and Mannheim also saw strong annual gains.

The Kiel Institute for World Economy noted that the index tracks offers in 37 locations, focusing on the 30 most populous German cities. Housing market specialist Jonas Zdrzalek highlighted that the acceleration is most evident in the existing-stock segment, which is generally priced lower than new construction.

Why it matters
