Hazelwood Green redevelopment surges with 700,000 sq ft of tech, biotech and housing projects
After decades of vacancy, Pittsburgh's Hazelwood Green site is seeing a construction boom, adding roughly 700,000 square feet of robotics, life-science, residential and public-space projects since 2022.
The 178-acre Hazelwood Green parcel, once home to the Jones & Laughlin Steel Pittsburgh Works, has shifted from decades of abandonment to rapid development, with about 700,000 square feet built or under construction since 2022. Key anchors are Carnegie Mellon University's Robotics Innovation Center and the University of Pittsburgh's BioForge, both slated to boost the site's technology and biotech profile. Existing tenants include ElevateBio, Hellbender and Motional, and the first residential tower, Woodlawn Lofts, will provide 160 units across market-rate, affordable and single-parent categories.
Public spaces such as a new park, a plaza adjacent to the robotics center, and the U.S. Steel Community Field are hosting events like movie nights and high-school football games. Developers cite significant philanthropic support from the Richard King Mellon Foundation, U.S. Steel and the Heinz Endowments, and plan further mixed-use and housing expansion on the remaining 58 acres and the northern section for up to 1,200 multifamily units.
