Hongkong Land enters negotiations to acquire majority stake in three Orchard Road assets
Hongkong Land is discussing a possible purchase of a majority interest in the voco Orchard hotel, Forum mall and HPL House from Hotel Properties, valuing the trio at over S$2 billion.
According to unnamed insiders, Hongkong Land is in preliminary negotiations to acquire a controlling stake in three contiguous Orchard Road properties currently owned by Hotel Properties. The bundle comprises the voco Orchard hotel, the Forum shopping mall and HPL House, which hosts the developer's headquarters and a Hard Rock Cafe outlet. Valuation estimates place the combined assets at over S$2 billion (about US$1.6 billion), though the talks remain at an early stage and could end without a transaction.
Hotel Properties, still dealing with the fallout from co-founder Ong Beng Seng's 2025 conviction, has been looking to divest its interests in the hotel and mall and now includes HPL House after other potential buyers withdrew. The trio was granted provisional approval in 2023 for a mixed-use redevelopment featuring hotel, retail, office, residential components, a rooftop garden and a performance theatre, but concerns over the theatre's profitability and required capital have made partners cautious. A successful sale would expand Hongkong Land's footprint on Singapore's premier retail strip.
Why it matters
The deal could reshape Singapore's flagship Orchard Road retail corridor and signal a major shift for a developer still recovering from a high-profile scandal.
