Houzeo ranks California's ten most affordable cities for homebuyers
A new Houzeo analysis identified the ten California cities with the lowest median home prices and rents, led by Porterville.
Houzeo released a report that ranks the ten most affordable California cities based on median home prices, rents and six cost-of-living categories. Porterville leads the list, with homes averaging $325,000 and rents at $1,358, and is noted as being 12% less expensive than the state average. Fresno ranks second with a median home price of $388,567 and rent of $1,975, while Bakersfield, Tulare and Eureka occupy the third through fifth spots, each with median home prices ranging from $418,081 to $458,693 and rents between $1,600 and $1,995.
The bottom half of the list includes Visalia, Stockton, Chico, Sacramento and Clovis, with home prices from $317,272 to $511,736. The analysis draws on data from hundreds of cities and considers housing, groceries, utilities, transportation, healthcare and miscellaneous expenses. Major local employers and regional attractions are highlighted for each city, underscoring their economic and lifestyle appeal.
