Hungarian home prices reach new peak as average crosses psychological barrier

Average advertised price per square metre for residential property in Hungary has risen above the one-million-forint threshold, according to Zenga data, while price growth varies across regions.

Data from Zenga indicates that Hungary's average advertised price per square metre for residential real estate has finally broken the one-million-forint psychological barrier, marking a historic high. While prices in Budapest have largely stagnated, increasing only 0.7%, the national average rose 8.9% over the past year and 2.9% in the capital. Regions that are currently more expensive than the national mean include Budapest (1.501 million Ft/m²), Veszprém (1.056 million Ft/m²) and Somogy (1.054 million Ft/m²).

The overall price trend is shaped by the mix of listings; a higher share of new or well-kept apartments pushes the average up, whereas more renovation-needed properties would pull it down. In five counties, prices fell between August and September, yet the country still recorded a 1.3% rise in the period. Eurostat's recent release showed a 1.4% decline in Hungarian house prices in the second quarter of 2026, the first such drop since the end of 2022, while the annual inflation-adjusted increase reached 10.2% compared with Q2 2025.

Why it matters
