Hungarian panel apartment prices retreat after last year's surge, buyers face new challenges

After a rapid price increase last year, listings for renovation-needed panel flats have fallen about 5% nationwide, according to Zenga data, signaling weaker demand.

For years, panel flats have been a popular, affordable option for first-time owners or investors in Hungary. Last year, prices jumped sharply, leaving many prospective buyers unable to keep up. Data from Zenga's Ingatlan Radar indicates that, as of August, advertised rates for panels needing renovation are about 5% lower than they were at the June high, reflecting a slowdown in demand.

Futó Péter, head of analysis at zenga.hu, notes that sellers have been forced to reduce prices by the end of summer. Although the headline price has fallen, the overall cost of buying a panel flat—including renovation labor, materials and temporary housing—can still be substantial. Well-maintained, ready-to-move-in apartments continue to fetch premium rates, with average square-meter prices in most Budapest districts ranging from 1.1 to 1.4 million forints, and exceeding 1.5 million in the upscale XI district. Some regional markets, such as Szolnok, Veszprém and Salgótarján, have even seen price increases for renovated panels.
