India's residential price rise eases to 3.6% in Q1 FY27, RBI data shows

The Reserve Bank of India reported that house price growth slowed to 3.6% year-on-year in the first quarter of FY27, down from 4.5% in the previous quarter.

Reserve Bank of India figures indicate that residential property prices rose 3.6% year-on-year in the first quarter of FY27, a slowdown from the 4.5% pace recorded in the preceding quarter. The All-India House Price Index climbed to 117.5, marking a 1.1% quarterly increase driven largely by Chandigarh, Lucknow and Thiruvananthapuram. While prices kept climbing, the reduced annual growth suggests a tempering of momentum in several markets.

The RBI highlighted that Chandigarh, Jaipur, Kanpur, Lucknow and Thiruvananthapuram were the key cities sustaining the overall rise. The index, based on transaction-level data from 18 major cities including Mumbai, Delhi and Bengaluru, serves as a broad gauge of India's housing market direction.

Why it matters

The slowdown signals a cooling in India's housing market, affecting buyers, sellers and financial planners.
