Indian buyers favor 3-Bedroom homes, targeting the Rs 90 lakh-Rs 1.5 crore segment

Anarock's latest survey of over eight thousand respondents across fourteen Indian metros reveals a clear tilt toward 3BHK apartments, which capture 57% of preferences, with 2BHKs at 38% and 4BHK or larger homes gaining modest traction at nearly 5%. The favored price bracket is Rs 90 lakh to Rs 1.5 crore, indicating sustained appetite for higher-value properties. While a majority (65%) express concern over price hikes, 44% intend to proceed with purchases and only 18% may abandon plans altogether.
Affordability constraints drive some buyers toward peripheral locations, delayed timelines, or temporary renting. The majority (68%) are buying for personal occupancy, yet 77% consider rental income an important factor, reflecting a view of homes as long-term financial assets. New project launches attract twice as many respondents as ready-to-move-in homes, with developer reputation and early-bird pricing as key selection criteria.
