Inside Miami's Most Prestigious Private Schools Attracting Billionaire Families

Miami's surge of ultra-wealthy residents is driving demand for elite private schools, with families often tying home purchases to school acceptance.

The influx of billionaire newcomers to South Florida is reshaping the local housing market, as families prioritize enrollment in the city’s most coveted private schools before committing to real-estate purchases, according to luxury broker Michael Light. Coconut Grove has emerged as the first stop for many, thanks to schools such as Gulliver Preparatory, Ransom Everglades, and Miami Country Day, each renowned for state-of-the-art facilities, strong sports programs, and high college acceptance rates.

Gulliver Prep charges $36,400 to $56,100 for the 2026-27 year and awarded $15.2 million in aid the prior year, while Ransom Everglades lists tuition at $57,300 with 17% of students receiving assistance. Miami Country Day’s fees start at $43,600 for early childhood and rise to $56,400 for high school, complemented by robust arts and athletics offerings. Recent property buyers include Citadel CEO Ken Griffin and Google co-founder Larry Page, underscoring the link between elite education and the region’s real-estate boom.
