Landsec pauses £1.5 billion Lewisham redevelopment amid economic and council hurdles

Landsec has put its £1.5 billion Lewisham shopping centre overhaul on hold, citing tough market conditions and a lack of council support for affordable housing.

Landsec announced it is shelving the £1.5 billion redevelopment of Lewisham Shopping Centre, a project that would have replaced the 1970s mall with towers up to 35 storeys and added 1,744 homes, most of them market-rate. The decision follows “exceptionally challenging economic conditions” and a council unwilling to back further land assembly without a substantial increase in affordable housing. The Green Party-run Lewisham Council, led by Mayor Liam Shrivastava, has demanded a clear public benefit before using compulsory purchase powers.

Community activists from the Lewisham People’s Assembly praised the halt, labeling the original scheme financially reckless and urging more responsible development. Landsec said it will continue to manage the existing centre, invest in current retail spaces, and work with the council on other town-centre improvements. The pause leaves the future of the ambitious masterplan uncertain, with no new start date announced.

Why it matters

The delay affects a major £1.5 billion investment, local housing supply and the future of Lewisham's town centre.
