Manny Halley Secures Ten-Year Lease on Quixote's Former Pacoima Soundstage Complex

Quixote, the studio-services company owned by Hudson Pacific, is exiting its Pacoima soundstage location, and producer Manny Halley has taken over the 125,000-square-foot property under a ten-year lease beginning Sept. 1, with three additional five-year options. The complex, situated on Montague Street in Pacoima about an hour north of downtown Los Angeles, comprises four soundstages spread across six acres and is owned by Rexford Industrial Realty.

Halley will operate the site as the base for his IMANI Studio, where he intends to develop BET’s upcoming mockumentary Lot Patrol, a True to the Game series, and the animated series Dribble 2 Much. BET executive Brian Rikuda highlighted the partnership as a commitment to Black entrepreneurship in the industry. The lease transition follows Quixote’s broader pullback from under-utilized stages amid a citywide occupancy rate of 62 percent for major soundstages in early 2025. California film commission director Colleen Bell emphasized that keeping such facilities active is vital for the state’s entertainment economy.
