Mumbai climbs to eighth spot worldwide as prime home values jump 6.2% in Q2

Mumbai entered the top ten of the Prime Global Cities Index, with prime residential prices rising 6.2% year-on-year in the second quarter of 2026.

Knight Frank’s Prime Global Cities Index placed Mumbai eighth worldwide for the second quarter of 2026, noting a 6.2% year-on-year rise in prime residential prices, more than double the 2.6% average across 46 cities. Quarterly figures showed a 1.7% increase from the previous three-month period. Bengaluru and New Delhi ranked 12th and 17th, with annual growth of 4.5% and 3.9%, keeping all three Indian markets inside the global top-20.

Analysts attributed Mumbai’s strength to persistent demand for premium locations, quality construction, and scarce inventory, reinforcing its appeal to investors seeking long-term wealth creation. Globally, Asian markets dominated the upper tier, with Tokyo leading at 50.7% annual growth, followed by Manila, Dubai, Singapore and Seoul. Meanwhile, cities such as Beijing, Toronto and Wellington recorded the steepest declines.

Why it matters

The ranking shows Mumbai’s luxury housing market is outpacing most global cities, signaling strong investor confidence and limited supply.
