New Zealand house prices tumble as buyer power intensifies
The latest QV house price index shows a 1.9% drop in national home values for the three months to August, the steepest quarterly decline in two years.
Quotable Value’s newest house price index reveals that New Zealand’s national residential property values slipped 1.9% in the three months to August, marking the sharpest quarterly drop since two years ago. The average home now trades for $894,977, representing a 1.7% decline from the start of the year and a 1.3% decrease compared with the same period last year. QV spokesperson Simon Petersen explained that buyers are firmly in control, taking their time, negotiating aggressively and willing to walk away, which is pressuring prices lower.
The slowdown is most pronounced in the major urban markets: Auckland’s average price fell 2.7%, its biggest quarterly fall since August 2024, and Wellington’s dropped 3.5%, the steepest since March 2023. Christchurch recorded a 0.5% dip, its first negative quarter in 11 months, while the lower South Island showed mixed signs, with Queenstown rising 1% and Timaru and Invercargill edging up 0.1% each.
