NYC homebuyers face $7,000 monthly premium over renters, report shows
A new Realtor.com analysis finds that buying a median home in New York City now costs about $7,000 more per month than renting, driven by high mortgage rates and record rents.
According to a Realtor.com report, the average monthly cost of purchasing a median-priced home in New York City climbed to $10,737 in the third quarter of 2026, outpacing the median rent of $3,785 by $6,952, or 184 percent. Home listing prices fell 2% year-over-year to roughly $1.41 million, barely reducing the ownership cost by $107. Mortgage rates surged past 7% in late September, which would raise the monthly payment to about $11,008.
Record-high rents, especially in Manhattan where they rose 8.3% to $5,375, compound the affordability challenge. Senior economist Jiayi Xu attributes the rent surge to strong demand and limited inventory, while a rent-freeze policy effective Oct. 1 may add further upward pressure. Realtor.com chief economist Danielle Hale notes that high borrowing costs erase any modest relief from falling home prices, squeezing renters who aim to save for a down payment.
Why it matters
The widening gap between buying and renting costs makes homeownership increasingly out of reach for most New Yorkers.
