Portugal's housing market sees slower price growth and fewer sales in Q2 2026

Housing prices in Portugal kept rising in the second quarter of 2026 but at a slower pace, while the number of transactions fell compared with the same period last year.

Portugal’s Instituto Nacional de Estatística reported that the Housing Price Index rose year-on-year in the second quarter of 2026, but the rate of increase was lower than in the first quarter. Prices for existing homes climbed more sharply than those for new constructions. The number of homes sold between April and June declined compared with the same period in 2025, even as the aggregate value of transactions rose by a few percent.

Sales to buyers whose tax residence is outside Portugal accounted for just under five percent of total purchases, marking a decline from the previous year. Overall, the market shows continued price pressure alongside a cooling in transaction activity.
