Preston Market redevelopment plan proposes eight towers and 900 new homes

A new master plan would shrink Preston Market’s footprint by about 20% to build eight residential towers containing roughly 900 apartments, while retaining most of the market’s existing space.

The privately-owned Preston Market is set to be redeveloped under a master plan that would cut its current footprint by nearly one-fifth, replacing the south block and a nearby Aldi with eight new towers of eight to 16 storeys, delivering around 900 apartments, 10% of which are slated as affordable. Planning Minister Sonya Kilkenny must sign off on the scheme, which promises to increase total market floor space to 15,328 sqm while retaining 81% of the existing structure and protecting key heritage elements.

An additional 14,000 sqm of specialty retail and commercial space would be added, and the redevelopment would be staged to keep market stalls operating. Community feedback is open until October 14, though local groups argue the two-week window is too short. Owners Medich Corporation say the project cannot proceed until at least 2030 and stress the need for residential density to sustain the market’s viability.

Why it matters

The plan could reshape a historic community hub, adding housing while risking displacement of long-standing traders.
