Rental listings in Madrid drop as owners pull homes after Sánchez's eviction decree

Landlords have been removing rental ads from Idealista, averaging about 89 units a day in the Madrid region and 70 in the city since the government announced new eviction-related measures.

After Prime Minister Pedro Sánchez pledged a “Maricarmen decree” on 27 September, landlords increasingly took their properties off the Idealista platform. Monitoring from 1 October through 12 October recorded a decline from 11,400 to 10,421 advertised rentals in the Community of Madrid and from 9,390 to 8,621 in the city of Madrid, equating to an average daily removal of about 89 units in the province and 70 in the capital.

The steepest drop occurred between 6 and 7 October, when listings fell by 274 in the region and 189 in the city. Several agencies, preferring anonymity, confirmed clients are halting rental processes and many have withdrawn listings; one well-known chain reported a reduction of its rental client base by as much as 40 %. These withdrawals are linked to the controversy surrounding the eviction of 87-year-old Maricarmen Abascal, the subsequent protests, and the government's emergency rental-protection decrees, which remain under parliamentary review. Meanwhile, average rents in Spain rose slightly in the third quarter, with Madrid remaining the most expensive market.

Why it matters

Falling rental supply could tighten Madrid’s housing market and push rents higher amid policy uncertainty.
