Renters May Recover Funds from $360 Million RealPage Settlement
A class-action settlement of roughly $360 million has been arranged over allegations that RealPage’s pricing software helped landlords inflate rents, and eligible tenants can file claims for a share of the fund.
A federal class action filed in Tennessee alleges that RealPage and dozens of property-management firms colluded to raise multifamily rents by employing RealPage’s pricing software, potentially breaching federal and state antitrust statutes. While the defendants deny wrongdoing, both sides have settled for a fund of $359,925,000 and have committed to altering their rental-pricing practices. The settlement covers anyone who rented a multifamily unit in the United States or its territories that used RealPage’s LRO, YieldStar, or AI Revenue Management tools at any time from October 18, 2018 through November 21, 2025.
After attorneys’ fees, administrative costs and taxes are removed, the remaining money will be allocated based on each claimant’s total rent paid during that period, with larger renters receiving larger shares. A website allows potential claimants to verify eligibility and submit a claim, but payouts will not begin until a judge signs off on the settlement.
