Rising costs push Miami residents out, threatening the city’s economy

Soaring housing, insurance and other expenses are prompting many Miami dwellers to leave, creating a labor crunch that could hurt the local economy.

Former New York renters Elhanan Harel and his wife moved to Miami in 2020 seeking cheaper living, only to find rent climb by $800 a month by 2022, prompting their return to New York. Their experience mirrors a broader trend as rising rents, home prices and insurance costs diminish Miami’s appeal, leading to a net out-migration for the first time in years. The Bureau of Economic Analysis reports that Miami’s cost of living surpassed New York’s in 2024.

Analysts warn that the departure of residents is deepening a labor shortage that could hamper major industries. Restaurant owner Ken Sejour notes staff now endure long commutes because they can’t afford nearby housing. Meanwhile, the supply of homes under $500,000 has plummeted, making affordable options nearly extinct.
