Salt Lake City Council approves revised zoning for Smith’s Ballpark redevelopment

The Salt Lake City Council unanimously adopted a mixed-use zoning amendment for the former Smith’s Ballpark, permitting buildings up to 95 feet and guaranteeing a minimum of five acres of open space.

After more than two years of vacancy, the Salt Lake City Council voted unanimously to adopt a new zoning map and text amendment for the former Smith’s Ballpark site. The revised plan designates the 14.8-acre parcel as mixed-use districts MU-8 and MU-5, capping building heights at 95 feet instead of the previously proposed 150 feet under MU-11. The adjustment responds to resident criticism that the earlier scheme clashed with the neighboring Ballpark Station Area plan and lacked sufficient greenspace.

City leaders also committed to preserving at least five acres of open space and protecting existing trees, exceeding the original 4.8-acre provision. The redevelopment follows the Salt Lake Bees’ 2023 announcement to relocate to South Jordan after the 2024 season and is overseen by the Salt Lake City Community Reinvestment Agency, though construction timelines remain uncertain and could span five to ten years.
