SP Setia sees 2027 Budget incentives boosting Johor growth and green projects

SP Setia CEO Datuk Zaini Yusoff says the 2027 Budget’s home-buyer tax breaks, green investment incentives and construction support will spur property demand, especially in Johor’s special economic zone.

SP Setia Bhd anticipates that the 2027 Budget’s mix of measures will reinforce Malaysia’s property sector, with particular upside for Johor as the Johor-Singapore Special Economic Zone deepens integration. President and CEO Datuk Zaini Yusoff noted the continuation of green investment tax incentives will align with the company’s vision for the Setia Fontaines Industrial Park as a green industrial hub. He also praised the extension of stamp-duty exemptions for homes priced up to RM750,000 through 2030, calling it a meaningful step for home-buyer affordability.

From a construction standpoint, the firm welcomed the return of the Variation of Price mechanism to mitigate price swings in diesel and bitumen, though it stressed the need for ongoing attention to development costs. SP Setia reaffirmed support for the 13th Malaysia Plan’s affordable-housing targets, emphasizing public-private collaboration to deliver quality, connected communities.

Why it matters

The budget measures could boost housing affordability and green industrial growth, especially in the fast-developing Johor region.
