Staten Island’s Former Mob Boss Mansion Re-listed at $13.995 Million After $4 Million Cut
The former Gambino family leader’s Staten Island estate has been put back on the market for $13.995 million, down from an $18 million asking price.
Paul “Big Paul” Castellano’s former Staten Island residence, a 33,000-square-foot estate modeled after the White House, has re-entered the market at $13.995 million, a $4 million cut from its prior $18 million listing. Constructed in 1980 on Todt Hill, the 25-room mansion sits on nearly 1.6 acres with views of the Verrazzano Bridge and includes indoor and outdoor Olympic-size pools, a 13-car garage, home theater, gym, salon, wine cellar, solarium and extensive marble work.
The current owner, Selim “Sal” Rusi, who purchased the property for $3.1 million in 2000, has overseen major expansions that more than doubled the original footprint and added a second kitchen costing over $1 million. Agents Rob Nixon and Anthony Volpe say the new price better reflects market realities, though they estimate rebuilding a comparable estate would cost over $30 million. The listing follows previous attempts at $16.8 million in 2023 and $18 million in late 2024, and would still break Staten Island’s single-home sales record if sold.
Why it matters
The sale shows how even iconic, ultra-luxury homes can linger on the market despite steep price cuts.
