Tamil Nadu mandates fully online registration for first-time plot and flat sales
The Tamil Nadu government has required that the initial sale of plots and apartments be registered exclusively through an online portal, eliminating the need for in-person visits to sub-registrar offices.
Tamil Nadu has launched a new requirement that the first sale of plots in layouts and apartments be registered solely through an online system, removing the necessity for any physical presence at sub-registrar offices. The change, introduced on Monday, is a component of the Registration Department’s rollout of the STAR 3.0 platform. Participants—including developers, buyers, sellers and witnesses—must sign up on the TNREGINET portal, submit all sale documents, provide Aadhaar information and undergo fingerprint or iris biometric authentication online.
Registration officers are mandated to act on each submission within a 24-hour period, with the authority to approve, send back for correction (allowing a 30-day correction window), or reject the application. Payments for registration fees and stamp duty are also handled through the portal. The government says the initiative will increase transparency and cut down on trips to registration offices.
