Utah ranks second nationwide for average home size, study shows

Analyzing over a quarter-million Zillow listings, NetCredit reports that Utah’s average home for sale measures 2,440 sq ft, making it the nation’s second-largest after Wyoming’s 2,627 sq ft. The top-ten list also includes Nebraska, North Dakota, Idaho, Kansas, Montana, Arkansas, New Mexico and Oklahoma, while Pennsylvania records the smallest average at 1,576 sq ft. Across five Utah cities, home sizes vary from 2,059 sq ft in Salt Lake City to 2,596 sq ft in St. George, and price per square foot averages $307 statewide, placing Utah 13th behind Hawaii’s $850. The analysis notes that despite generous space, affordability remains a challenge, prompting state officials to consider “starter condos” to meet Governor Spencer Cox’s goal of 35,000 starter homes by 2028. Buyers are advised to compare cost per square foot with local benchmarks while also weighing factors such as renovation needs, utility costs and neighborhood amenities.
