Wellpointe to Build Four High-Rise Senior Housing Towers in Warner Center
Wellpointe unveiled plans for Viva L.A. at Warner Center, a quartet of skyscrapers offering 3,192 affordable senior units, with backing from Mayor Karen Bass and Councilmember Bob Blumenfeld and construction expected to start by the end of next year.
Wellpointe announced Viva L.A. at Warner Center, a $-cost-unspecified complex of four towers ranging from 34 to 42 stories that will provide 3,192 affordable senior housing units, the biggest project approved under Executive Directive 1. Mayor Karen Bass and Councilmember Bob Blumenfeld endorsed the plan, and construction is slated to begin by the end of next year. Gensler’s architect Soo Im highlighted the vertical adaptation of the developer’s single-family model, featuring co-living neighborhoods on each floor with private rooms, shared kitchens and 24-hour staff assistance, plus communal outdoor decks, a pool and raised gardens.
The development will include ground-level retail such as a bank branch, convenience store and coffee shop, and may add a federally qualified health center. Funding will be sourced through tax credits, private activity bonds and Wellpointe’s own capital, avoiding direct municipal subsidies. The towers will sit near the new Rams Village mixed-use project spearheaded by Stan Kroenke, aligning with the Warner Center 2035 Plan’s goal of creating a pedestrian-friendly urban neighborhood.
